Assistant Project Manager – Multifamily Construction

Position Type: Full-Time, W2 (permanent placement/direct hire, NO Temp/Contract)

Location: Office in Jacksonville, FL (near Jax Beach area). Projects throughout Southeast US.

  • Position is primarily onsite in office, with occasional travel to jobsites as needed.

Role Overview:

As an Assistant Project Manager on our client's team, you will play a pivotal role in executing mid- to large-scale multifamily and student housing projects across the Southeast. You will assist with budgeting, scheduling, subcontractor management, procurement, quality control, and coordination between the field and the office. You’ll report to the Project Management team, act as a key liaison, and help drive successful delivery – on budget, on time, and to the highest quality and safety standards.

Key Responsibilities

  • Work with the Project Manager and Pre-Construction team to develop project schedules, budgets, subcontractor scopes and procurement plans.
  • Assist in managing the project budget and cost controls: monitor job cost reports, change orders, forecasts, and value engineering opportunities.
  • Coordinate procurement and ordering of materials and equipment; track long-lead items and vendor/subcontractor agreements.
  • Support scheduling and logistics: track progress, update schedules, attend coordination meetings (owners, architects, engineers, subcontractors), and manage site logistics.
  • Maintain clear communication between field, office, and stakeholders; provide weekly reports on schedule, budget, and risk status.
  • Support quality assurance/quality control: assist with inspections, punch lists, finishing scopes, QA/QC tracking, and ensure delivery meets client and regulatory requirements.
  • Monitor and enforce safety policies and site compliance in partnership with site superintendent and safety manager.
  • Assist with close-out: coordinate commissioning, warranties, final inspections, certificates of occupancy, and as-builts/documentation.
  • Travel to project sites as needed throughout the Southeast region (could include Florida, Georgia, Alabama, South Carolina, North Carolina, Tennessee, etc.).
  • Actively contribute to company culture: promote continuous improvement, collaborate with team members, mentor junior staff as needed, and help deliver exceptional client experiences.

Required Qualifications

  • Bachelor’s degree in Construction Management, Civil Engineering, Building Construction, Architecture, or a related field, -OR- equivalent 3-5 years of relevant experience in commercial/multifamily construction.
  • Prior experience in multifamily, student housing or senior living construction projects is highly preferred.
  • Experience with large-scale wood-frame construction is required.
  • Demonstrated understanding of construction scheduling, job cost control, procurement, subcontracts and field coordination.
  • Strong proficiency in construction tools/technology: Microsoft Office (Excel, Word, Project), scheduling software (Primavera P6, Microsoft Project, or similar), and willingness to learn/report in proprietary systems.
  • Excellent communication and interpersonal skills: ability to interact with owners, architects, vendors, subcontractors, and site teams.
  • Detail-oriented and highly organized, with ability to manage multiple tasks, hold to deadlines and escalate issues proactively.
  • Travel readiness: availability to travel to regional project sites, and flexibility for site visits, meetings, and remote coordination.
  • Valid driver’s license; ability to access and work on job sites in various conditions (construction zone, outdoor environment, onsite safety gear).
  • Proven commitment to safety, quality and ethical construction practices in alignment with company values (integrity, transparency, excellence)

Preferred Qualifications

  • Experience working for a general contractor delivering multifamily/student housing projects in the Southeast.
  • Familiarity with HUD/tax credit affordable housing or student housing delivery methods.
  • Exposure to BIM, Lean construction practices, or integrated project delivery (IPD).
  • OSHA 30 or higher certification.
  • Working knowledge of contract administration and change order processes.
