Job Description

Building Engineer

We are seeking a skilled Building Engineer to oversee the daily operations, maintenance, and repair of building systems and equipment. The ideal candidate will ensure the property is running efficiently, responding to tenant requests, and performing preventative maintenance to uphold a high standard of facility operations.



Key Responsibilities

  • Respond to temperature complaints, lighting issues, and restroom repairs.
  • Replace ceiling tiles, reset breakers, and troubleshoot building equipment.
  • Repair doors, locks, and perform general maintenance tasks, including painting.
  • Operate and maintain chillers, pumps, cooling towers, EMS computers, and fire alarm systems.
  • Verify proper startup of HVAC systems and conduct system temperature readings.
  • Perform regular inspections of fire pumps, hot water heaters, elevators, and other critical building systems.
  • Complete preventive maintenance tasks and report any material shortages to the Lead Engineer.
  • Record equipment readings, settings, and status changes in logbooks.
  • Maintain lighting in mechanical rooms, public areas, and service spaces.
  • Oversee and coordinate vendor maintenance on mechanical, plumbing, fire safety, and control systems.
  • Ensure compliance with all relevant building codes, safety regulations, and company policies.
  • Keep mechanical and equipment rooms clean and organized.
  • Maintain order in the tool room and workshop.
  • Record electrical and water meter readings to track building efficiency.

Qualifications:

  • 7+ years of experience in building maintenance, facility operations, or a related field.
  • Strong understanding of HVAC, electrical, plumbing, and fire safety systems.
  • Ability to troubleshoot and repair various building components.
  • Knowledge of building codes, safety regulations, and compliance standards.
  • Excellent problem-solving and communication skills.
  • Proficiency in work order systems (e.g., IMPAK) is a plus.
  • Ability to work independently and as part of a team
  • Ability to lift 50+ lbs, climb ladders, and work in various indoor/outdoor conditions.
  • Must be available for on-call emergencies and occasional after-hours work.
