Duties and Responsibilities: include the following. Other duties may be assigned.

BASIC FUNCTION

A. Responsible for showing, leasing and marketing activities at the assigned property.

B. Acts as a community ambassador between the public, the residents and the management team providing excellent customer service to all.

C. Interaction with neighborhood groups and community organizations.

D. Provide value and quality by assessing the needs of every client and providing solutions.

E. Develop and maintain thorough knowledge of lease agreements, rules & regulations and all community policies.

RELATIONSHIPS

A. Reports to Community Manager of assigned property.

B. Works closely with Maintenance Technician onsite to ensure excellence in presentation of property to prospective and current residents.

C. Able to quickly develop rapport with prospective residents.

RESPONSIBILITIES

A. Leasing and Marketing

  • Proactively manage inbound and outbound lead generations, converting leads into tours and leases. Perform outreach marketing in the local area.
  • Schedule and conduct tours of apartments and answer prospective residents' questions.
  • Prepare target apartments, common areas and amenity areas for tours ensuring a great first impression to prospects.
  • Provide a professional, positive, and engaging experience for prospects while touring the apartment homes and community.
  • Process rental applications, draft and execute lease agreements and lease renewals, accurately completing all related paperwork.
  • Collect rental deposits and other application related fees, monthly rent payments, and pursue delinquent balances at the direction of the Property Manager.
  • Perform market analysis to help understand and utilize traffic patterns in the local area.
  • Create and update marketing materials and social media accounts on a regular basis.

B. Maintaining Physical Asset

  • Work with Property Manager and Maintenance Technicians to ensure leased apartments are ready for move-in on scheduled day.
  • Conduct move-in and move-out inspections for new and vacating residents.
  • Prepare target apartments, common areas and amenity areas for tours ensuring a great first impression to prospects.
  • Routinely evaluate and have awareness of “curb-appeal” of the property. Pick up trash or debris daily upon inspection.

Requirements:

EDUCATION & EXPERIENCE

  • High School Diploma or equivalent required; advanced degree preferred.
  • 1-3 years' customer service experience required; leasing, sales and/or marketing experience preferred.

REQUIRED COMPETENCIES & SKILLS

  • Excellent interpersonal and communication skills both written and verbal.
  • Excellent time management, problem solving and math skills.
  • Proficient with Microsoft Office and aptitude for learning industry specific cloud-based ERP software.
  • Ability to navigate computer system data quickly and efficiently.
  • Detail oriented with high level of accountability, accuracy, and efficiency, especially when multitasking.
  • Ethical conduct, integrity, and trust.
  • Adaptability through periods of change and growth.
  • Ability to multitask based on prioritization and time sensitivity.
  • Ability to manage multiple priorities and possess excellent follow through skills.

PHYSICAL DEMANDS & WORK ENVIRONMENT

An individual working in this role will sit at a desk and use office equipment such as a computer, phone, photocopiers/scanners, and other peripherals. The position will also require the individual to stand, walk, use hands, reach with hands and arms, bend, and squat. The noise level in the work environment is usually moderate. This position may require lifting up to 20 pounds. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. Valid Driver's License and reliable transportation required to travel as needed for marketing & leasing activities of the property.

SCHEDULE

Full-time hours Tuesday through Saturday

Compensation details: 19-20 Hourly Wage
