Superintendent required to lead Exterior Skin & Curtainwall on a landmark Dual‑Tower Project in San Jose, CA

Our client is a leading West Coast Developer‑Builder known for delivering high‑rise luxury apartments, large mixed‑use developments, and podium multifamily communities with 300+ units. This summer, they broke ground on a marquee dual‑tower residential development in San Jose. As construction accelerates, an outstanding opportunity has opened for an experienced Superintendent with strong exterior skin and curtainwall expertise to join a high‑performing team on this flagship project.

Your new role

As the Superintendent responsible for the exterior skin and curtainwall scopes , you will play a central role in delivering two residential towers—one 12‑story and one 10‑story —built over a subterranean parking structure. You will oversee the full façade package, including curtainwall, metal panels, window systems, waterproofing, and exterior finishes. Working closely with the General Superintendent, Project Manager(s), trade partners, and design consultants, you will ensure safety, quality, logistics, schedule, and installation sequencing are tightly managed from mockups through tower topping out and enclosure. Construction began mid 2025 and is scheduled through December 2028, offering a long-term, high-impact leadership role with a pipeline of other projects to follow.

What you'll need to succeed

To excel in this role, you should bring:

• 10+ years of construction field experience , with at least 3–5 years focused on exterior skin, curtainwall, or building envelope scopes
• Experience on high‑rise residential , multifamily podium, or large‑scale commercial projects ($50M+)
• Strong understanding of curtainwall systems, waterproofing, sequencing, and enclosure best practices
• Proven ability to manage multiple façade trades in a fast‑paced environment
• Excellent communication skills and the ability to lead daily site operations
• A proactive, solutions-oriented approach with strong planning and organizational abilities
• Commitment to safety, quality, and field team collaboration
• Experience using Procore or similar construction management platforms
